When Repiping Is the Right Call
Repiping is a large job and it isn't the answer to a single leak. These are the situations where it usually is.
You've had more than one leak in a short span
Pipes in a house were installed at the same time, from the same material, carrying the same water. When one section fails from age or corrosion, the rest is the same age and carrying the same water. A second leak within a year or two is the system telling you what's coming.
Discolored water
Brown or rust-tinted water at first draw, especially on the hot side, usually means corrosion products are shedding from the inside of the pipe. Filtering the water doesn't stop the pipe from thinning.
Pressure has dropped and stayed down
Corrosion and mineral scale build up on the inside wall and reduce the effective diameter of the pipe. Once the system-wide flow is restricted, no fixture-level fix restores it.
You have a pipe material with a known service limit
Some materials were installed widely and later fell out of use. If your house has one of them, replacement is a matter of scheduling rather than deciding.
A slab leak reroute would only cover part of the house
If a slab leak is being rerouted overhead anyway, the incremental cost of doing the rest of the house at the same time is often much smaller than doing it as a separate job later.
You're already opening walls
A remodel, a foundation repair, or flood restoration that already has the drywall down removes most of the access cost from a repipe. If the plumbing is near the end of its life, this is the cheapest it will ever be to replace.
Pipe Materials: What You Have, What Replaces It
Galvanized steel
Zinc-coated steel used in older construction. It corrodes from the inside, narrowing the bore and releasing rust into the water. Reduced pressure and discolored water are the signature symptoms. It is not repaired in place — it's replaced.
Copper
Long-lived and still installed today, but not immune. It fails from external abrasion where it contacts concrete or framing, from internal corrosion driven by water chemistry, and from pinholing. Copper that's pinholing in one place is usually thin in others.
Polybutylene
A gray flexible plastic pipe installed in residential construction from the late 1970s into the mid-1990s, no longer used in new work. It's routinely flagged during home inspections and many insurers treat its presence as a factor in underwriting. If your house has it, get it evaluated. CPVC
Rigid plastic, inexpensive, resistant to the corrosion that affects metal. It becomes brittle with age and UV exposure and can crack at fittings.
PEX
Flexible cross-linked polyethylene, the common choice for repipes now. It runs in long continuous lengths with far fewer joints, and fewer joints means fewer places to fail. It tolerates freezing better than rigid pipe and it's faster to install, which lowers labor cost. It should not be run where it's exposed to sunlight.
Choosing between PEX and copper
PEX is usually less expensive, installs faster with less demolition, and handles aggressive water chemistry without corroding. Copper has the longer track record and some homeowners prefer it for that reason. Both are code-compliant when installed correctly. Your plumber should quote whichever fits your house and water, and explain the reasoning rather than defaulting to one.
Which of these is in your walls comes down to when the house was built and whether anyone has been in there since. If you do not know, a plumber can usually identify it in minutes from an exposed section under a sink or at the water heater.
Water chemistry is worth asking about too. Hardness, pH and how the supply is treated all affect how quickly metal pipe corrodes and can tip the decision between copper and PEX. Your water utility publishes an annual quality report, and your plumber will factor in what they see in other houses on the same supply.
What the Job Actually Involves
Walkthrough and plan
Every fixture, every run, every access point gets mapped before anything is opened. This is where the number of wall openings gets decided, and it's the part worth taking time over.
Protection and access
Floors and furnishings get covered. Access openings are cut where the plan calls for them — typically in walls near fixtures and in ceilings where lines cross. Deliberate, sized openings patch better than improvised ones.
New lines run
New pipe is routed, usually overhead through the attic and down interior walls, and connected to each fixture. Shutoff valves get replaced at the same time; there is no reason to reconnect a new system to a valve that's already seized.
Pressure test and inspection
The system is pressurized and held before anything is closed up. Where a permit applies, the inspection happens at this stage while everything is still visible.
Cutover and cleanup
The old system is abandoned in place — pulling dead pipe out of a slab causes damage for no benefit — and the house is switched over to the new lines.
Drywall repair
Openings get patched, textured, and made ready for paint. Confirm in writing whether patching, texture matching, and painting are included in your quote or handled separately. This is the most common gap between what a homeowner expects and what a repipe quote covers.
Get the scope in writing. Number of access openings, who patches, who textures, who paints, and whether shutoff valves and hose bibs are included. Two quotes that look far apart are often quoting different jobs.
What Repiping Costs
Price scales with the number of fixtures, the number of stories, the pipe material chosen, how accessible the runs are, and how much drywall restoration is in scope.
Fixture count is the starting point — every sink, tub, toilet, water heater and hose bib is a termination that has to be reached and connected. Then stories, because a second floor means vertical runs and ceiling work rather than a straight shot through the attic.
Material matters less than people expect on the parts and more than they expect on the labor: PEX installs faster than copper, and labor is most of a repipe bill. Access is the wildcard — an attic you can stand up in is a different job from a crawl space.
Restoration scope is agreed per job and itemized separately on the quote. Get it in writing which of the three you are buying — patch only, patch and texture, or patch, texture and paint. Two quotes that look far apart are usually quoting different amounts of this.
Living in the House During a Repipe
Most homeowners stay. It's noisy and dusty during the day and water is off for stretches while lines are cut over, but the house is generally habitable throughout.
- Expect water shut off for portions of each working day, restored by evening
- Clear access to walls near fixtures, water heater, and the attic hatch before day one
- Drywall dust travels; box up anything you don't want to clean afterward
- Ask for the day-by-day sequence so you know when water will be down
Repiping Questions
Do I have to repipe the whole house at once?
No, but partial repipes have a catch. If you replace the accessible half and leave the rest, the untouched half is the same age and will fail on its own schedule — and doing it later means paying setup and drywall costs twice. Partial work makes sense when a specific section is failing and the rest is genuinely newer.
Is PEX safe for drinking water?
PEX is approved for potable water and is the most common material in new residential construction. Some people notice a taste from new plastic pipe that fades after the system has been flushed and used.
How much drywall gets opened?
It depends on the layout, but the openings are planned in advance rather than discovered as the job goes. Ask for the expected count and locations before signing, and confirm in the same conversation who is responsible for patching and painting.
Will repiping improve my water pressure?
If the pressure loss is caused by corrosion or scale narrowing the pipes, yes. If it's caused by the municipal supply, a failing pressure regulator, or an undersized service line, repiping won't change it. That distinction should be established by testing before you buy a repipe expecting a pressure fix.
Does repiping require a permit?
A whole-home repipe is normally permitted work with an inspection while the lines are still open and visible — which is why the pressure test happens before anything is closed up. Your plumber will confirm exactly what is required for your address and who pulls the permit.
What happens to the old pipes?
Lines in walls and under the slab are capped and abandoned in place. Removing them would mean demolition with no benefit. Accessible sections in the attic are typically taken out.
